Because of strong demand from our client base, a full service Property Management Division has been set up  trading under Gisborne Rentals.com Ltd. We believe that the Rental Management Plan on offer caters for the management needs of the property owner and obviously complies with the necessary legal requirements as under the Residential Tenancies Act 1986.

The following are key requirements that a potential landlord should be aware of:

  • Photo electric Smoke Alarms (with batteries with a minimum of 8 yrs lifespan) should fitted within 3 m of every bedroom and also at least one on every floor level if the dwelling is 2 levels or more.
  • Insulation needs to be up to the new requirements by July 2019 for both underfloor and ceilings where it is possible to fit it.
  • We strongly recommend Meth Testing at the change of each tenancy.
  • Chimneys / fireboxes should be cleaned and inspected once a year as well as spoutings at the Landlords cost.
  • Replacement Light Bulbs are to be supplied at the landlords cost, we recommend the “twirly long life bulbs” as this stops them being used for other purposes.
  • Rubbish stickers must be supplied to the tenant who is renting the dwelling.
  • The hire fee for gas hire bottles is at the landlords cost.
  • The maintenance of small garden “shrubs” is at the tenants cost, trees and larger shrubs are at the landlords cost.
  • Our fee includes 3 monthly inspections.
  • Our rental incomes are checked several times each working day.
